GOWO - Govt Officers Society - is another of our endeavors, to provide quality life on hills in view of the rising demand of such lifestyle dwellings. This project will host a club house, Children Play area, Walking / Jogging Track, View Points, facilities like roads, sewerage, water supply and electricity and above all the very peace & serenity which lures you to any hill station. All possible efforts will be made to make sure that all members living there, get maximum comfort and safety within or out side their homes. Below are the details about various unit types available in this project :

PROPERTIES AVAILABLE

• One ambulance will provided which should give comfort in the event of need to not just the society but to the general area - to be managed by GOWO & Society reps.
• One car will be provided round the clock to the society to be used by elderly / senior citizens who can’t self-drive.
• One coordinating member will be nominated by GOWO, whose services can be used by outstation officers / families who wish to have their apartments maintained and looked after when they are not in station.
• One Rider (DR) with a bike who can be sent on small errands will be provided by GOWO - specially for senior citizens.
• Horticulture and animal farms being planned.
• Sporting facilities and club house.
• Its being called a retirement resort which should make it comfortable for members to live in with all basic amenities. Any other basic amenity / requirement can be discussed with GOWO committee by the RWA and if within the means & funds of GOWO, will be provided.

• Land has been acquired.
• Architectural plans are being made.
• There will not be more than 50 plots / bungalows in the area.
• Plots / bungalows will be freehold
• Non Uttranchalis cannot buy more than 300 Sq Yds land in Uttranchal.

Allotments. - Location maps & site maps will be put up on the website shortly and will also be mailed to members. Members will then get the option to chose from both sites as well as their plot / plot numbers on payment of 50% amounts. Those members who have already paid more than 50% (in some cases members have also full amounts) will be the first ones to get the allotment.

Floor Plans - Elevations & floor plans of all types of properties are being by Shree Keshav Builtech Pvt Ltd as lead Project managers and members will be given a few options to chose from. Those members who have opted for plots have the option to get their bungalows built by us or to do the construction themselves.

PAYMENT SCHEDULE – Payment Schedule is as follows :

• 50000 on registration
• Within 1 month of application - 20% (of cost of plot opted for).
• Within 3 months - 20 % (of cost of plot opted for).
• Within 6 months - 20 % (of cost of plot opted for).
• Within 9 months - 20 % (of cost of plot opted for).
• Balance - on possession - likely time frame - 1 year.

• Within 1 month - 10% cost of bungalow opted for.
• Within 3 months - 10 % - cost of bungalow opted for.
• Within 6 months - 10 % - cost of bungalow opted for.
• Within 9 months - 10 % - cost of bungalow opted for.
• Thereafter Construction linked payment schedule over the next 12-18 months.

• Please note that bank loan will not be available on plots.
• For bungalows, the bank loan applications will be processed by GOWO with banks or departmental loan, AFTER receiving payment for the cost of plot & before stsrting construction of the bungalow.

• Once all the bungalows are ready, the RWA will be formed and GOWO will assist the RWA in generating returns from this property by renting it out to tourists.
• We are already in talks with a few hotels, and travel companies, so that these bungalows can be rented out to generate returns for its members.
• All members of this scheme will be automatic members of all societies that GOWO makes in future in Manali / Simla / Kasauli, / Nainitaal & Mussoorie

• Send the application form duly filled up along with DD for 50,000.00
• Please pay 10% amount within 30 days of application.
• General Rules of GOWO shall apply.

• Seniority will be maintained as per receipt of application form. Receipt of registration amount shall be forwarded to applicants on their postal / mailing address.
